Two duties apply on a residential purchase in Singapore. Buyer's Stamp Duty is paid by every buyer on a tiered scale. Additional Buyer's Stamp Duty is paid on top by certain buyer profiles. Both are charged on the higher of the purchase price and the market value. The figures below apply to a purchase at The Vanda Green and are current as at September 2026.

The rates are marginal: each applies only to the portion of the price falling within that band, not to the whole sum. Buyer's Stamp Duty is payable within 14 days of signing the Sale and Purchase Agreement.

Two mechanics catch buyers out. Where two or more people buy together, ABSD is charged at the highest rate applying to any one of them, on the entire price — it is never apportioned by share. And nationals of certain countries with which Singapore has a Free Trade Agreement may be accorded the same stamp duty treatment as Singapore Citizens; whether that applies is a question for IRAS and your conveyancing lawyer, not for a marketing website.
Remission and Refund for Married Couples
A married couple with at least one Singapore Citizen spouse buying a second residential property jointly may apply for a refund of the ABSD paid, provided the first property is sold within six months of the purchase date for a completed property, or within six months of the Temporary Occupation Permit or Certificate of Statutory Completion — whichever is earlier — for a property under construction. The conditions are strict and the deadline is not extendable. Confirm the position with IRAS and your lawyer before relying on it.

Seller's Stamp Duty is relevant at the point of purchase because it sets the minimum sensible holding period. The scale was revised on 4 July 2025 to a four-year holding period with rates of 16, 12, 8 and 4 per cent, replacing the previous three-year 12, 8 and 4 per cent scale.
