Two separate rules cap what you can borrow for a purchase at The Vanda Green. Loan-to-value limits cap the loan against the property value. The Total Debt Servicing Ratio caps it against your income. Whichever binds first is the one that matters. Both are stated as at September 2026.

The tightened band catches more buyers than expected. A 40-year-old taking a 30-year loan reaches age 70 at the end of the term, which triggers the lower limit even though the tenure itself is within 30 years. Both conditions have to be satisfied to stay at 75 per cent.

The stress test is the part that surprises people. Banks must assess affordability at a floor of 4 per cent per annum even when the contracted rate is materially lower, so the loan you qualify for is smaller than today's actual repayment would suggest. Two-thirds of the buyers who are surprised by their approved amount are surprised by this.

Working Out What You Can Borrow for The Vanda Green

Take your gross monthly income, apply the 70 per cent haircut to any variable component, multiply by 55 per cent, and subtract every existing monthly debt obligation. What remains is the monthly repayment a bank will accept. Converted at the 4 per cent stress rate over your maximum tenure, that gives the loan amount — and dividing by the applicable loan-to-value limit gives the purchase price it supports.

Where a joint purchase is involved, tenure is set by the income-weighted average age rather than by the older borrower alone, which usually helps. Where a credit card carries a balance, 3 per cent of the outstanding amount counts as a monthly obligation even if you clear it in full each month.
