What Plot Ratio 1.6 Means for The Vanda Green Layout
Plot ratio governs how much floor area may be built relative to the site area. At 1.6, the permissible gross floor area is 327,944 square feet on a site of 204,962 square feet. Spread across roughly 335 homes, that produces a lower-density development than most current new launches, with more of the site left to landscaping, setbacks and separation between blocks.
Lower plot ratios also tend to produce lower buildings. Whether that translates into a handful of mid-rise blocks or a different arrangement is a design decision that has not been announced, but the constraint is real and it is fixed by the Master Plan.
The Commercial Component in The Vanda Green Site Plan
The ground-floor commercial provision has to be accommodated in the layout, which typically means a defined frontage separate from the residential lobbies and a service arrangement that keeps deliveries away from residential circulation. The childcare centre in particular needs its own access and drop-off. How the developer resolves that is one of the more interesting things to look for when the plan is issued.
